Maintaining good, open communication with all parties is vital in any real estate transactions. Communication breakdown can occur when there are many parties involved, and this is where  a skilled and experienced agent can make the difference. At Team Herrick & Lynch, we make sure to be in constant contact with you the seller, the buyer or the buyers agent, the attorneys, the lender, the appraiser, the home inspector, and any other party involved in the transaction. This will ensure a smoother, faster closing, for you the seller.


Depending on your circumstances and your goals, together we will determine the best sales price for your home to help you receive the best offers, in the shortest amount of time.


The first thing we do is have your home pre-inspected by a licensed home inspector. Yes, buyers will still want to have their own inspection done, but its good business to know before we show your home if there are any issues that need to be addressed.


We know what todays buyers are looking for.  We can offer advice on staging and uncluttering to make sure your home has the maximum amount of curb appeal. You only get one chance to make a first impression.


We don’t just put your house on MLS and hope somebody sells it. We aggressively market your home on social media using video and aerial photos. We will post your home on our Facebook and Instagram sites as well as our website. We also advertise on other web sites including Zillow, and Redfin. We will schedule and advertise open houses for buyers and agents.


When we review all the offers with you, its not just about who offers the most amount of money for your home. We need to know the buyer can and will qualify for a mortgage. We pre qualify all buyers by verifying their credit score, their income, proof of funds, and their debt to income ratio.


Once we have chosen an offer, we will notify that buyer that we accepted their offer, and we will let the other buyers know that their offer was not accepted, and is being held as a backup offer in case anything changes.


The homebuyer will most likely have a home inspection done on the property. This should be done within 2 or 3 days of accepting the offer. We will be there to meet with them and help ensure everything goes smoothly. Because we did our pre-inspection, there Should not  be  any surprise issues, and its time to have contracts drawn up.


Now you need an attorney. Don’t worry if you don’t have one, we can offer you a selection of attorney recommendations to best suit your needs. We will work with the attorney and send them all the necessary paperwork to draw up the contracts. We will be in communication with them throughout the entire process to assist with anything that needs to be done.


Once you’re in contract, the buyers lender will order an appraisal. We will schedule that with you, and we will meet the appraiser at your home. We will supply the best comparable sales in the area to help ensure the home appraises for full value, at the top of the market.


We will assist you in transferring the utilities including Gas, Water and Electric out of your name. We have the contact information for all the utility companies.


The day before or the morning of the closing, we will meet the buyer at your home to do the final walk thru. This is so the buyer can make sure all the appliances, heating system and sprinklers etc. are in working order, and help ensure we have no pre-closing issues.


We will have approximately 1 week’s notice of the exact closing date, time, and location. You will meet with your attorney, the buyers and their attorney. Your attorney will be there to handle all of the details for you.
